The Big Picture

The Class-A multi-tenant office features 76,000 square feet of office space, 12,000 square feet of ground-floor retail, and 33,000 square feet for Equinox, the world-class fitness club, located on the first three floors. The site also includes two levels of underground parking and outdoor amenity spaces on several floors. Construction started in May 2020 and completed in August 2021.

Ingenuity in Action

For this zero-lot line project in a high-density historic community,
GE Johnson managed the construction by reaching out to neighbors and businesses responding to any concerns and establishing relationships. In addition to the technical challenges of working 30 feet below grade and 6 levels above, the team put primary focus on being a good neighbor, proactively meeting with stakeholders and addressing the needs of this closely intertwined community. 

The Business Improvement District reached out to the project team to express the community’s gratitude:

“It is a night and day difference between your projects and all the rest, and I would like to share some of the things that you do that make your projects successful with the new guys in the neighborhood. Anything you could share would be appreciated.”

The parking garage portion of the project had a strong focus on coordination with the different trades on site. Automatic car stackers were a unique aspect of the garage and allowed the project to avoid going a floor deeper. Ground striping and concrete sealing had to be completed prior to the installation of the car stackers, requiring detailed planning among the different subcontractors on site.
