The Big Picture
This $125 million building is being built by Coloradans, for Coloradans. Sitting on one acre of prime, downtown real estate, The Coloradan will offer a place for residents to live, work, and play. The 334 units are designed to incorporate distinct amenities centered on community and sustainable living.
Besides a stunning view of the beautiful Front Range and bustling Union Station, the 19-story Coloradan will provide retail space, below-ground parking and a rooftop amenities deck, complete with a pool. The luxurious units – ranging from affordable single bedrooms to extraordinary penthouses – are within walking distance of Coors Field, the 16th Street Mall and many other downtown Denver attractions
Ingenuity in Action
Constructing one of the largest for-sale residential projects in the Front Range in a cramped, urban environment presents a host of unique challenges. The high volume of traffic on Wewatta and 18th Street, combined with the surrounding, occupied office buildings and Union Station transit facility required extensive preplanning, detailed logistics, expedited shoring, remediation, and prefabrication solutions. Speed to occupancy was also a priority as the GE Johnson team developed a 24-month construction duration and an early-phased occupancy approach for the first level retail spaces, as well as floors 5 through 13.
The little details
- Studios sold out in just 22 hours – while the building was still under construction.
- 10 percent of its units—33 total—are designated to affordable housing.
