A new breed of office
The Big Picture
This premium, Class A+ building sits on five acres. The building features offices and a six-level parking structure, along with eating areas, retail opportunities, and a fitness center. Granite Place at Village Center is located near the Arapahoe at Village Center light rail stop, offering transportation to the area’s shopping, dining, and residential units.
The project is Leadership in Energy and Environment Design (LEED) C+S Gold certified.
Ingenuity in Action
During the zoning review process, Greenwood Village increased parking requirements for the building, but height limitations for the site did not change. The team considered placing one level of parking below the office building to account for these constraints, however this solution added costs and required mechanical ventilation.
The team proposed consolidating the extra parking level within the stand-alone garage, setting the lowest level within a berm and taking advantage of a sloped grade at the site. To promote value and traffic flow, a second entry point was added at the top of the berm. The result was a comprehensive cost study that not only enabled the lower garage level to be naturally ventilated with minimal site improvements and grade adjustments, but also provides better traffic flow.
The little details

4D building information modeling (BIM) allowed the Owner to market the project to prospective tenants before completion. As a result, a large company decided to occupy eight floors.
Extensive tenant improvements include open floor plans, multiple conference rooms, break rooms, and an intensive communication and IT network infrastructure. - Three cranes were utilized on this five-acre site, making communication and coordination essential for safe operations.
